Our Business/What We've Done

We approach every assignment with the objective of maximizing the value of your real estate investment, whether your goal is immediate liquidation or managing the asset until the top of the next cycle. Catalyst Real Estate can provide complete, beginning-to-end services or augment your existing staff to accomplish the desired objectives.

Here are some examples of work performed in 2009:

  • On behalf of borrower entity, restructuring of twenty-four loans aggregating in excess of $630 million with ten different lenders; loans successfully extended on favorable terms.
  • Structured recapitalization of large co-mingled, closed end fund to meet current and future cash needs, negotiated investment of new equity and complex collateral provisions.
  • Corporate real estate consulting for a large non-profit medical center; providing investment-based guidance on leasing and development decisions.
  • Portfolio strategic analysis for large private owner of co-mingled fund investments and numerous wholly owned and joint venture properties; developing long term portfolio model and implementation plan.
  • Advised on multi-parcel acquisition of Center City Philadelphia site for development of 2 MSF office campus
  • Evaluated five separate non-performing multi-family loans in L.A. on behalf of lender, determining that the investment could be recovered over time, but that the existing borrower was not effectively operating the properties or capable of infusing needed equity. A deed-in-lieu was completed, and a new operating partner was identified who was able to infuse fresh equity into the transaction, and a joint venture structured with re-cast debt (A note and equity participation) from the lender. Occupancy went from 72% to 94% in 60 days under new management.
  • Representation of B note lender in multi-property borrower bankruptcy and SEC action.
  • Evaluation of non-performing hotel loan, negotiations to purchase A note by B note holder.
